Hardwood Floor Installation and Refinishing in Livonia, Michigan

Save On Replacing Your Hardwood Flooring By Refinishing It

Say goodbye to scratches, dullness, and worn-out hardwood floors. Our professional flooring service brings back the natural beauty of your floors, making them look brand new. The photos on this page are from a real Livonia job — the same floor, before and after our crew refinished it. Livonia’s post-war ranches and colonials almost always hide solid oak under old carpet — original hardwood that refinishes beautifully. And when we’re not refinishing Livonia’s floors, we’re at the rink — Functional Floors is a proud sponsor of Livonia Knights hockey. This is home. Fast, affordable, and tailored to your property’s unique needs

What is usually under the carpet in a Livonia house

Livonia was built out fast. The city went from farmland to one of Michigan’s larger suburbs across the 1950s and 60s, and most of the housing stock still standing today — the ranches, the colonials, the capes off Five Mile and Seven Mile — went down in that stretch.

Builders of that period laid 3/4-inch solid red oak strip flooring as a matter of course. It was the cheap, ordinary choice at the time. Sixty years later it is the good stuff: slower-grown, tighter-grained and considerably denser than most of what gets milled today, and thick enough to be sanded several times over.

Then a great deal of it disappeared. Wall-to-wall carpet went over the top of those floors through the seventies and eighties, and in a lot of Livonia homes it is still there. We pull carpet off oak that has barely been walked on — no traffic lanes, no sun fading, tack strip damage around the edges and almost nothing in the field.

If you have carpet in a Livonia house built before about 1970, it is worth lifting a corner in a closet before you replace it. There is a reasonable chance the floor you are shopping for is already down there.

What we see most often in Livonia homes

  • Oak under carpet, in good condition. Usually needs a full sand and finish rather than any repair. The tack strip line at the perimeter sands out.
  • Kitchens that were tiled over. Sheet vinyl or ceramic laid straight onto the oak in a later remodel. Removal is messier than carpet and the adhesive affects how the wood takes stain, but the floor underneath is often intact.
  • Seasonal gaps. Michigan winters pull moisture out of solid oak and the boards shrink; summer humidity closes them back up. Gaps that come and go with the season should be left alone, not filled.
  • Cupping over a damp basement. Common in the older parts of the city. The moisture has to be sorted before the floor is sanded, or the problem comes back worse.
  • Additions that do not match. A family room added in the eighties with a different width or species. It can be blended, and sometimes the better answer is a deliberate transition rather than a pretended match.

Why we know the housing stock here

Our showroom is on Middlebelt Road and we have been refinishing floors across Southeast Michigan since 2010. Livonia is not a service area we expanded into — it is where we are. Our estimators have been in a great many of these houses and can usually tell you what is under the carpet before it comes up, because the same builders used the same materials street after street.

The Refinishing Process

Then the transformation begins. Using an array of professional sanding equipment and progressively finer grits, our crew removes the old finish and prepares the wood for its new one. Our machines and vacuum systems capture the great majority of the dust as we work.

Stain and Finish

Finally, your chosen stain is applied carefully and evenly, then sealed under durable coats of polyurethane — classic gloss or a more contemporary satin, with low-to-no-VOC options available. Floors are typically walkable in about 24 hours; give it two to three days before moving furniture back.

Why Refinish and Restore Your Hardwood Floor instead of replacing it?

Why Refinish Instead of Replace?

Why go through the hassle and expense of ripping out your existing hardwood floors when you can simply refinish and restore them?

The truth is, beneath the years of wear, scratches, and dirt, your floors still have life in them. Refinishing and restoring your hardwood floors can save you thousands of dollars compared to installing new flooring.

Think about it: replacing hardwood floors costs far more than refinishing them — often several times the price. That’s a huge difference, especially when you consider that refinishing can extend the life of your wood floors by 10 to 15 years.

Plus, there’s the environmental factor. Refinishing is a much greener option, as it reduces waste and conserves the natural resources needed to produce new flooring. The refinishing process is quicker and less disruptive than a full replacement, meaning less downtime and a quicker return to enjoying your beautifully restored home.

Our expert team is here to bring out the hidden beauty of your hardwood floors with our professional refinishing services. You’ll be amazed at how a little TLC can make your floors look brand new again—without the hefty price tag of replacement.

So, why replace when you can refinish? It’s more cost-effective, eco-friendly, and keeps the character of your home intact. Let us help you fall back in love with your floors—at a fraction of the cost and effort.

Frequently Asked Questions

How much does hardwood floor refinishing cost in Livonia?

Every Livonia project is priced on square footage, floor condition, and finish choices, so instead of a guess we give a free, firm in-home estimate — no pressure, no surprises. What we can say up front: refinishing consistently costs far less than replacing hardwood, often several times less.

How much dust will refinishing create in my Livonia home?

Real hardwood sanding always creates some dust — any company promising otherwise is overselling. Our machines capture roughly 90–95% of it, and we seal off the rooms we’re not working in. We work hard to leave your home as clean as we found it.

How long does refinishing take?

Most Livonia homes are finished in a few days, depending on square footage and stain choices. Floors are walkable in about 24 hours; we recommend keeping furniture off for two to three days. You’ll get an exact timeline with your estimate.

Do you serve all of Livonia?

Yes — Rosedale Gardens, Coventry Gardens, and every neighborhood in between — our own shop and showroom are right here on Middlebelt Road. We’ve served Livonia from our Livonia shop since 2010.

Is there really solid hardwood under my Livonia home’s carpet?

Very often, yes. Livonia’s post-war ranches and colonials were commonly built on solid oak that’s been under carpet for decades. We can tell you in minutes during a free in-home estimate — and if it’s there, refinishing it costs far less than new flooring.

Can we stay in the house during refinishing?

Some families stay, and some choose to leave for a night or two — it mostly depends on your home’s layout. If you can reach bedrooms and a bathroom without crossing the new floor, staying in another part of the house works fine. The finish odors can be strong for a day or two, so we recommend opening windows when possible — and we offer lower-odor, low- and no-VOC finish options if that’s a concern. We’ll walk through what fits your home at your free estimate — honestly, so there are no surprises.
