Choosing the color is the part most people find hardest, and a two-inch sample under a shop light tells you very little. Our floor stain visualizer shows around forty stains — Special Walnut through to Jacobean — so you can see them in your own room before anybody sands anything.

Hardwood floor refinishing cost depends mainly on square footage, your floor’s current condition, and the finish you choose. There’s no standard price per square foot that fits every home, which is why we walk your floors in person and give you a firm, written quote at a free in-home estimate, not a phone guess.

Howard and the installation team worked wonders on my water damaged hardwood floor. From the first interaction with Jeremy on the Sayles side he was very knowledgeable and walked us through the process and gave us a timeline. Howard showed up every day as expected right on time and helped to walk us through the care and maintenance for the floor as well. I couldn’t recommend Howard and the Functional Floors team enough!

Why Refinish and Restore Your Wood Floors instead of replacing it?

Most Original Hardwood Is Worth Saving

Most homes across Metro Detroit’s established suburbs — Livonia, Northville, Birmingham and their neighbors — were laid with 3/4-inch solid oak. A floor like that can be sanded and refinished several times over its life, commonly six or more, removing about 1/32 of an inch each time. If yours has never been refinished, or was last done decades ago, there is almost certainly plenty of wood left to work with.

We refinish hardwood floors throughout metro Detroit, including Ann Arbor, Birmingham, Bloomfield Hills, Brighton, Canton, Farmington Hills, Grosse Pointe, Livonia, Northville, Novi, Plymouth, Rochester, Royal Oak, Troy, West Bloomfield, Westland.

That matters because mid-century oak was slower-grown, with tighter grain and greater density than most mass-market flooring milled today. Engineered products can usually be refinished once, if at all. Tearing out a sound solid floor to replace it with a thin wear layer is a trade down.

Parquet is the exception worth knowing about: the blocks are thinner than strip flooring and the grain runs in two directions, so it has to be sanded differently and it has fewer sandings left in it. It is still usually worth saving.

Sometimes replacement genuinely is the right call — floors already sanded past their limit, water damage, or a layout you want changed. When that’s the case we install new solid hardwood, and we’ll tell you plainly which way to go. The point isn’t that new floors are worse. It’s that a sound original floor is worth checking before anyone tears it out.

Refinishing is also the less invasive path. No tear-out, no dumpster in the driveway, no reworking trim and thresholds around new plank heights. Most whole-home projects are finished in days rather than weeks — and the waste a replacement would send to landfill never gets created in the first place.

Not sure how much wear layer your floors have left? That’s the first thing we check during an in-home consultation.

Not sure which one your floor needs? Our guide walks through how to tell whether a floor can be refinished or has to be replaced — the thickness test, what sanding fixes, and what it cannot.

Livonia is where we are based rather than a place we drive to — our showroom is on Middlebelt Road, and it is the city we have worked in longest. If you are here, hardwood floor refinishing in Livonia covers what we usually find under carpet in homes built during the city’s postwar stretch.

Our Hardwood Floor Refinishing and Restoration Process

Stress Free and Straightforward

planning a wood floor

Schedule a Free In-Home Estimate

It all starts with a free in-home estimate. We walk the floors with you, talk through options and timing, and answer every question — no pressure, no surprises. When the project begins, we seal off the areas we’re not working in and remove any carpet, revealing what will soon be beautifully finished hardwood.

choices of flooring and wood floor stains

Choose Your Color

Next, we help you choose your color. You’ll see real samples — and once the old finish has been sanded away, we apply your top choices directly on your own floor, so you can see exactly how each color looks with your cabinets and walls before we commit to anything.

The Refinishing Process

Then the transformation begins. Using an array of professional sanding equipment and progressively finer grits, our crew removes the old finish and prepares the wood for its new one. Our machines and vacuum systems capture the great majority of the dust as we work.

Stain and Finish

Finally, your chosen stain is applied carefully and evenly, then sealed under durable coats of polyurethane — classic gloss or a more contemporary satin, with low-to-no-VOC options available. Floors are typically walkable in about 24 hours; give it two to three days before moving furniture back.

Why go through the hassle and expense of ripping out your existing hardwood floors when you can simply refinish and restore them?

The truth is, beneath the years of wear, scratches, and dirt, your floors still have life in them. Refinishing and restoring your hardwood floors can save you thousands of dollars compared to installing new flooring.

Think about it: replacing hardwood floors costs far more than refinishing them — often several times the price. That’s a huge difference, especially when you consider that refinishing can extend the life of your wood floors by 10 to 15 years. If you are interested in installing new hardwood floors we can help.

Plus, there’s the environmental factor. Refinishing is a much greener option, as it reduces waste and conserves the natural resources needed to produce new flooring. The refinishing process is quicker and less disruptive than a full replacement, meaning less downtime and a quicker return to enjoying your beautifully restored home.

Our expert team is here to bring out the hidden beauty of your hardwood floors with our professional refinishing services. You’ll be amazed at how a little TLC can make your floors look brand new again—without the hefty price tag of replacement.

So, why replace when you can refinish? It’s more cost-effective, eco-friendly, and keeps the character of your home intact. Let us help you fall back in love with your floors—at a fraction of the cost and effort.

Questions You Might Have About Floor Refinishing

Hardwood floor refinishing involves sanding down the surface of your floors to remove scratches, dents, and stains, then applying a fresh coat of finish to restore their original beauty and protect them from further damage.

In most cases, refinish. If your floors are solid hardwood and haven’t already been sanded past their wear layer, refinishing restores them completely — and the original wood in most Metro Detroit homes is denser, tighter-grained material than what’s milled today.

Replacement makes sense when the wood has been sanded past its limit, when there’s water damage or structural movement, or when you want to change the species or layout. We’ll tell you which situation you’re in during the consultation, and we install new solid hardwood when that’s the right answer.

To determine if your hardwood floors are worth refinishing, you should consider their condition and the overall cost. If your floors have minor scratches, dullness, or wear but are still structurally sound, refinishing them can bring back their beauty. However, if your floors have extensive damage, such as deep gouges or warping, it may be more cost-effective to replace them. We suggest scheduling a consultation.

Signs that your floors need refinishing include visible scratches, dullness, discoloration, and worn or bare spots where the finish has worn off. If water absorbs into the wood instead of beading up, it may also be time for refinishing.

Refinishing wood floors yourself can be challenging and comes with some risks. One of the risks is improper sanding, which can result in an uneven surface or damage to the wood. Another risk is applying the finish incorrectly, leading to an unsatisfactory outcome. DIY refinishing usually means renting a drum sander and trying to sand the floor evenly — but in inexperienced hands a drum sander
gouges or unevenly sands the wood, and those mistakes are expensive to fix.

Yes, wood floors can be stained a different color after refinishing. Changing your floor’s color requires sanding down to bare wood — that’s part of every full refinish, and it’s when we apply stain samples directly on your floor so you choose from the real thing. If you only want a different sheen (matte to satin, for example), a screen-and-recoat can often do that without full sanding. Functional Floors are professional refinishers in Southeast Michigan that can provide you a free in-home estimate to help you understand what’s possible with your flooring.

Before we start the refinishing process, you should remove all furniture, rugs, and personal belongings from the area. We will take care of protecting adjacent surfaces, but you may want to cover items in nearby rooms to prevent dust exposure.

You can typically walk on the floors in socks after 24 hours. However, it’s best to wait 48 to 72 hours before placing furniture back in the room, and about a week before laying down area rugs to allow the finish to fully cure.

Most solid hardwood floors can be refinished multiple times depending on their thickness. However, engineered wood floors can only be refinished a limited number of times due to their thinner top layer.

Room size is the biggest factor, since we price by square footage. Beyond that, your floor’s condition matters too: deep scratches, old wax or water damage take more passes to sand out, and the finish you pick (stain color, sheen, number of coats) plays a role. We give you a firm, written number after seeing the floor in person, not a phone estimate.

Some dust is unavoidable with any sanding job. Our machines and vacuum systems capture the great majority of it as we work, and we seal off the areas we are not working in before we start. It is far cleaner than an uncontained sand. We won’t tell you there’s no dust at all; nobody honestly can, and we’d rather be straight with you than promise something we can’t deliver.

Every refinishing job we do carries a written five-year guarantee against cracking, peeling or yellowing under normal conditions. It’s in writing, not a handshake, the same way our quotes are firm rather than an estimate that changes later.
